Who you are:
7+ years of property management experience
Experience with rent regulated / rent stabilized property management
Experience with multifamily rental and mix-use property management
Experience with AppFolio or similar management software (Plus)
What you will be doing:
Provide direction and leadership to the team
Responsible for training, development, and growth of direct reports, including quarterly and annual reviews
Bi-weekly property inspections to ensure cleanliness, compliance with local laws and standard operating procedures and complete inspection reports
Oversee and meet weekly with direct reports to ensure all functions and responsibilities of the management team are being met
Develop strategies and recommendations for individual real estate assets and coordinate communication to both internal and external partners/clients
Prioritize and delegate projects to appropriate support resources and oversee ongoing progress to ensure priorities and deadlines are met in an efficient manner
Stay up to date on new regulations and housing policies and train teams to ensure understanding of its impacts
Conduct periodic asset management meetings and interface with clients
Review monthly reports prior to being issued to clients
Approval of payables in accordance with company policies and procedures
Oversee new property onboarding and property offboarding as needed
Availability for on-site emergencies when necessary and responsibility for after-hour emergencies wherever necessary
Review and approve all service and maintenance contracts including insurance requirements
Review all lease agreements with the leasing coordinator
Ensure and handle compliance with various city, state and related governmental agency requirements (e.g. DOB, ECB, FDNY, DHCR, Violation tracking, Local Laws etc.)
Supervise and monitor building services staff and preventative maintenance
Assist with development of operating and capital budgets
Oversee and coordinate capital improvement projects
Oversight, audit, and approval of payables
Conduct monthly review of reports sent to clients and for internal purposes
Efficiently manage workload by establishing objectives, setting priorities and meeting deadlines
Implement company operating procedures to direct reports
